Eviction of a tenant

If a tenant does not vacate the property voluntarily, the landlord may request assistance from the enforcement court (Fogedretten) to carry out the eviction.
Eviction can only take place after the landlord has correctly terminated or cancelled the tenancy agreement. This requires that the landlord has issued the necessary formal notices to the tenant, complying with strict legal requirements regarding both form and content.
The application for eviction to the enforcement court must include a number of details and must be accompanied by, among other things, the tenancy agreement and documentation of the termination or cancellation of the tenancy.
At KROMANN Law Firm, we represent landlords in enforcement court proceedings and assist in eviction cases. We can also attend the actual eviction together with the enforcement court, police, locksmith, and removal company.
After the eviction, we assist with the financial settlement of the costs related to the eviction process. The landlord may claim reimbursement from the tenant for expenses such as court fees, legal fees, locksmith costs, and removal services under Danish tenancy law. In most cases, the landlord is also awarded a “meeting fee” to cover part of the legal costs.
